Grunobuurt district

De Regulateur is the sixth residential building in the Grunobuurt district, Groningen. It comprises 8 building blocks totalling 105 apartments, 79 of which are intended for social housing. For this project, the bricks were made from high-quality, local clay from the Dollard polders, giving it a unique appearance compared to the other residential buildings.

Special brick

in two sizes

The brick developed for De Regulator is used in two sizes: a standard size of 100mm, used for the frames around the windows and a smaller variant of 70mm. This smaller brick is processed in a relief, which not only provides a pleasing visual effect, but also saves considerably on raw materials. The design and sustainable production make it a perfect fit for the wishes of De Zwarte Hond architects.

Varying brickwork

De Regulator is designed with variation in the construction layers. The residential building varies from three to seven floors. The brickwork appears to consist entirely of headers, giving it a unique appearance. By adding a false joint and using two different sizes, a block bond has been created that provides a 'fade' effect in the exterior wall. The frames around the windows are finished with standard 100mm deep bricks, while the recessed surfaces are finished in a 70mm variant.
